It's been a few weeks since I've posted. There's a reason for that............been BUSY!!!!!!! The Springfield Missouri real estate market is starting to really move now. I can't keep houses listed..........honestly. I've had houses list and before I can really push a marketing campaign, I get offers.
Does that sound familiar? Is your agent making this kind of statement? I can't say this is happening on EVERY property listed because not every property is in that strong of a demand but I tell you this to tell you that this market is really heating up. We have seen a significant drop in houses on the market!!! Why is that important? Sounds like if there are not many houses on the market, it's not a great time to sell a house right??? Well, you might think that but think back in your high school economics class. Remember 'supply and demand'? That has never gone away. When supply is low, prices begin to increase because demand becomes more for every house available. The buyers now have the absolute best time in their lifetime they have and probably will ever see to buy a house at the rates available now.
Overall, prices are still low compared to 10 years ago.
Interest rates are a HISTORIC LOWS. It's a perfect storm for buyers. That means sellers can take advantage of the market if they are wanting to sell their property, they have a better chance to get more money now than they did 3-5 years ago. If the property is priced well and the property is in good condition, it will sell and sell quickly.
Properties in all markets are not the same. Some areas are doing better than others. Some are MUCH better than others. But, in this market, we are seeing a real surge in the selling of homes.
